The Mortgage Industry has changed a great deal since I started in the business in 1990. The biggest change has come in the form of new programs to assist home buyers that have little or no money to use as a down payment. A generation ago, you needed 20% of the purchase price as a down payment or you would have a really tough time buying that first home. Today we have many programs that are commonly referred to as "first-time buyer programs." However a borrower need not be a first-time buyer to qualify. These programs have more lenient guidelines than traditional loan programs which allow buyers to qualify for a home loan that they would have been declined for just a few years ago. Many of these programs have no PMI (private mortgage Insurance) requirement which helps keep the payment affordable. You don't even need to have perfect credit to qualify.

We don't just work with first-time buyers. We offer a wide array of mortgage loan programs and custom fit each loan to the specific needs of the borrower, whether they have good credit or have experienced major credit problems, are in need of cash for home improvements, debt consolidation, or education expenses. It isn't uncommon for a customer to come into my office after calling all around town for rates and tell me that we have the best rate and fees.
